Estimation Engineer – MEP
About This Role
A-Square Group is looking for an Estimation Engineer – MEP (BOQ, DBR & Vendor Intelligence) to prepare detailed BOQs, cost estimates, Design Basis Reports, rate analyses, and technical specifications for MEP projects across residential, commercial, retail, industrial, and hospitality sectors.
The role also carries a unique responsibility: building and maintaining a comprehensive pan-India vendor and material intelligence database — covering makes, technical catalogues, specifications, and state-wise pricing trends — to support accurate, competitive, and technically compliant estimation. This position directly impacts project profitability, bid success rate, and the technical credibility of A-Square MEP Consultants.
Key Responsibilities
- Prepare detailed BOQs for Electrical, HVAC, Fire Fighting, Plumbing and ELV systems
- Perform quantity take-offs from 2D drawings and BIM models
- Prepare rate analysis based on market data and vendor quotations
- Develop detailed cost estimates at budgetary and tender stage
- Identify cost optimization opportunities without compromising design intent
- Support pre-bid clarifications and technical-commercial discussions
- Prepare project-specific DBRs aligned with NBC, IS codes, CPWD and client standards
- Define system design parameters, assumptions and material specifications
- Coordinate with the design team for load calculations and system sizing inputs
- Ensure DBR aligns with BOQ and tender submission documents
- Identify and onboard vendors across different states of India
- Develop and maintain a categorized vendor database — Electrical (cables, panels, transformers, lighting), HVAC (chillers, VRF, AHUs, ducting), Plumbing (pipes, fixtures, pumps, valves) and Fire Fighting (pumps, sprinklers, hydrants, detectors)
- Collect technical brochures, product catalogues, data sheets, compliance certificates, warranty details and state-wise price lists
- Track price trends and update the database quarterly
- Prepare material specifications aligned with project type
- Compare multiple makes and suggest technically equivalent alternatives
- Develop standard specification templates for recurring project types
- Maintain an updated database of Approved Makes List (AML)
- Develop a centralized estimation library — rate analysis sheets, vendor database (state-wise), standard BOQ templates and standard DBR templates
- Maintain a digital documentation system that is organized and searchable
- Support the proposal team during submission deadlines
- Coordinate with architects, structural consultants and client teams for missing inputs
- Support business development in preparing techno-commercial proposals
- Assist in negotiation strategy with cost benchmarking
Key Result Areas (KRAs)
Accurate BOQ Preparation
Minimum variation during execution; timely submission of all estimation packages
DBR Quality & Compliance
DBRs aligned with codes and client requirements; zero major technical deviation at review
Vendor & Market Intelligence
Vendor list covering 10+ major Indian states; quarterly price benchmarking updates
Standardization
Standard templates for BOQ, DBR, technical specifications and rate analysis sheets
Business Growth Support
Improved bid competitiveness, reduced turnaround time and higher proposal quality
Key Performance Indicators (KPIs)

| BOQ Accuracy | % cost deviation during execution | ≤ 5–8% variance |
| Submission Timeline | Turnaround time for estimation | Within deadline (95% of cases) |
| Vendor Database | Verified vendors added per quarter | Minimum 25–40 vendors |
| Documentation | Updated technical catalogues availability | 100% categorized system-wise |
| Specification Quality | Client revisions due to spec mismatch | < 2 major revisions per project |
| Cost Optimization | Value engineering suggestions | Minimum 2 per project |
| Data Management | Database update frequency | Quarterly |
| Bid Support | Proposal response time | Within 48–72 hrs (standard projects) |
